Thinking Spring to buy or sell? Now is the time to start!

The last couple weeks I have had several people tell me they want to "Wait till spring" to start seriously looking for a home or to list their property. I just want to remind people that it takes 45 to 60 days from accepted offer to close on most of my transactions. I am not saying that it can't happen faster but there is a process to it.
If you are thinking of buying, the first step is to get in touch with a lender and get what is called a prequalification letter. I can refer you to some great ones in the area. You will need this to make your offer stronger and show sellers you are serious about buying their property.
Sellers if you want to get your home sold, lets take a look at the property, some of the recent comparable sales and decide what items may need repaired and what price you want to try to get your home sold for.
